2000 Position: Tenant Acquisition
Manager/Site Development Manager One
of the original team members responsible for the implementation and
management of a joint venture between American Electric Power (AEP) and
American Tower Corporation (ATC), through which joint venture ATC became the
marketing agent for collocation of various wireless telecommunication
carriers on AEP owned transmission towers and telecom towers located in AEP’s
seven state service area; and, through which ATC would build ATC owned towers
on AEP properties. Tenant
Acquisition duties include dissemination of information to carriers
pertaining to collocation opportunities; processing of collocation
applications; general facilitation of the collocation process; negotiation of
Master Lease and individual site agreements between AEP and various carriers;
provide tracking and status reports pertaining to collocation activities.
Tenant Acquisition related accomplishments include relationship development
with various carriers; forty-six collocations through June of 2000 resulting
in approximately one million dollars of additional annual revenue. Site
Development Manager duties include identifying geographic areas for the
development of new towers. Participate in the process of identifying suitable
properties for tower development from the marketing and construction
perspective. Provide legal advice pertaining to real estate and zoning
issues; obtain zoning and building permits; negotiate lease agreements
between carriers and ATC; provide marketing assistance to ATC field marketing
reps on ATC/AEP co-developed towers. Site Development Manager accomplishments
include construction of twenty-eight telecommunication towers on AEP
properties through June of 2000, with an additional fifteen sites in design. GEARON COMMUNICATIONS,
Cleveland, Ohio December 1997 to July 1998 Position: Zoning Manager
Primary duties include participation in the development and implementation of
zoning strategy for an 80 site PCS wireless telecommunication network
encompassing multiple municipal and township jurisdictions in a ten county
area located in Northeastern Ohio. Responsible for obtaining zoning approval
through the zoning process including the preparation and filing of
applications for zoning permits and variances and the presentation of those
applications at hearings before Planning Commissions, City Councils, Zoning
Boards and Boards of Zoning Appeals. Associated duties include conducting
legal research pertaining to various zoning issues affecting particular
sites; providing notices of hearing to adjacent property owners when so
required; obtaining building permits; assisting in the gamut of office
